private off road parks in victoria

as the title implies, I am curious to know why there are no private offroad parks in victoria like cityview and lcnp, what stands in the way?

Victoria is much smaller with less vast tracts of private land not already in use. I imagine land is much more expensive too. I am guessing there is probably some quite strict planning and environmental laws in play

Land is expensive in Victoria.. and most councils and shires are really conservative in planning mostly because of environmental factors. So operating a private offroad park is almost out of the question. But then, there are quite a lot of different tracks in Victoria anyway and I am sure there are some spots that are used for fun. :)

Just my thoughts, but given planning regulations, cost of insurance and management, doubtful an offroad park would be supported enough to be financially viable.

Atm we have access to most of the state to play, don't need to be coralled into just one or two areas.

There was a bloke on patrol 4x4 a while ago that was proposing a park near Dargo. It was not going to be financially viable unless they charged a fair bit and there was little enthusiasm. Would be great for people with cars that aren't drivable on the road, buggies and home built stuff.

Councils, greenies and other fools stand in the way for people to express themselves in their chosen activity.

The High Country is the biggest off road park in Australia and it's free. How could a private park even compete?
