I have read how to do it yourself and it sounds pretty easy if you strap a straight plank or bar two both front wheels and use a tape measure.

I've done my own on the Xj for years now....

Nope, it is usually from changing things around like springs and ride height etc

Was just under the xj having a look at how hard it's going to be to swap the transfer case and found that you can see the carpet from under the jeep as well! 2 or 3 large holes pretty much above the exhaust down the drivers side.

Seriously wondering if I'm better off looking for another xj to replace it

How it got a roadworthy less then three months ago is beyond me.

thanks guys i was watching a few alignment videos the other night on doing your own alignment but it didn't cover caster in the front end, mostly adjusting toe and centering your steering wheel

Adjusting caster is easy you simply undo the lower control arms mounting bolts a few turns at the body end, undo the adjusting plates at the rear of the lower control arms at the body end and shim it forward, do both sides the same amount or you'll load up the bushes and shorten their life.
I have done this before without even needing to jack the car up.....
The most you'll get is around 6-7mm worth of shims in there...
