funny you should ask this as im in exact same situation, our lender says I can still get the grant however stamp duty will not be void for her, she will have to pay stamp duty, however since you have been told otherwise i will ask again. we are building so we are getting the boost as well coming to 21,000, to get this boost you have to enter your contract to build before the 30th of June this year.

Same as above, a mortage broker (RAMS, AUSSIE etc.) will give you all the info you need and they will find a way if possible. I used AUSSIE and they were great. No fuss and even an idiot like me could understand the process.

I just wanna know how anyone can afford a home on a single wage supporting a family of 5? last home loan I went for was $550 a week repayments, with a $30,000 deposit

yeah it would be tough, thats why its good to set yourself up before you get a family of 5, interests rates are about to drop again this afternoon if that helps... I wonder if a fixed interest rate would be good to do now,or do you think they will drop again?

done that,even bought a pound of rice..
what shits me the most is when I had 90,000 deposit back in 2003.. noone would give me a loan for 60,000.. now they pretty much suck your doodle to give you a loan.. well everyone except me haha.

i found a duty calculator earlier on today. And on the OSR website they say that i am eligable for the "plus one" concession. That way we can split the ownership of the house as much as 95/5 share. And by doing that with me having the larger share, we would only have to pay duty on her 5% share. This will save me around $10,000 on a $300,000 - $350,000 place roughly.
Good enough to keep me happy.
