Default My house build...

Thinking my house build is no longer a rant so I thought might as well start a house build thread. So here it is.

Did some work on the house in preparation for the ceilings and wall sheets to go in this week commencing Monday. Still feeling a tad itchy after fitting the ceiling batts, but I think I will save myself a whole lot of headache down the track when I can't get into the hips to fit the batts in the really tight space..... Also finished nailing down the tile underlay. Glad that bit is over; I used over 1000 nails and drove them all in by hand. Also some photos of all the work the plumber carried last Thurs.

Thanks Snowing, yeah owner builder. Although I really only act as a trade assistant. Or do jobs that don't require much skill on my own. Plan is to have the house signed off in two years time. I have one year left on my building permit and can apply for a 12 month extension in a years time.

I'm in the same boat soon. Thinking about whether to go owner builder or not. $$$ is definitely one of the factor.
I have the planning permit now, but going to start again since after starting engineering stuufs, things go from ok to worst.
I always think that being OB can safe quite a bit.

Biggest issue with OB is getting finance. If you decide to owner build make sure you lock it in with Commonwealth bank before you start the build. Commonwealth is one of the few that will approve OB. But they won't approve a partially built house, so I found out. I had only one issue with engineering. But an accredited building designer drawed up my plans; with a $4k price tag to match..... In my case it was cheaper to OB because travel costs can be as much as $350 a day to get to Mathinna from Launceston. I managed to pay my tradies so far on "mates rates", I'll say no more.... But you get the picture... The cost of my build would come down a fair bit if I had more skill but building is not an easy task if you want it to work right. I bought nearly all my iron SH but at the time didn't know that using sheets from different days at the factory can mean the flutes are not all exactly the same. This has meant stretching and shrinking sheets so they all line up.
I am enjoying being an OB but my biggest stress has not being able to access finance apart from my initial $24k personal loan that I was able to get through ANZ. I had no choice though because no bank is willing to use Mathinna vacant land as security.

Another thing with my build is I have gone with options that cost a lot more. I have 9' walls instead of the common 8'. I went a bit OTT on the bathroom but I wanted a place that is a bit luxurious. I have R4 wall insulation because I chose to use therma advantage on top of the R2 batts. I've probably over-capitalised on my property. But I don't plan on selling it because I'm tired of moving my gear. Mathinna will most likely never be worth much, but having said that I will everything I want in a house pretty much. I have my 7.5m x 7.5m x3m shed, with a pit and fully set up for working on cars. If I wanted everything that I will eventually have in this house I would be looking at $300K plus in Launceston. I think I estimated that I would be around the $140k - $150k mark once my build is completely done. That includes landscaping which is one area I have a fair amount of skill in, since I used to run a business on the mainland where I did landscaping and gardening.
